How to Discontinue a Lease in Quebec

Many tenants don’t realize that in Quebec, leases are auto renewed at the end of their term unless they stipulate otherwise.

Tenants who are not planning on moving homes on July 1st must assume the responsibility of discontinuing their leases within the deadlines imposed by their rental category.

How does a lease discontinuation work?

Tenants with short term leases (less than 12 months) must notify the owner of their plans a month before the end of their term.

Long terms leases require a 3 month notice. If your contract runs on a regular July 1st cycle, you’d need to take the first step by the 1st of April or the 1st of June accordingly.

You could notify your  landlord in person, but we recommend you obtain written proof of this notice. A received and acknowledged email will back you up you in the case of any miscommunication.

If, for any reason, your landlord refuses to acknowledge your email, or you find yourself close to the deadline, you could play it safe and send a registered notarized letter.
