Best Montreal Suburbs For Real Estate

Montreal's inner suburban boroughs ranked according to value and property price appreciation.

With property prices rising in Montreal’s Downtown core, many first time buyers and families are shifting their property search to the inner suburbs. Buyers who don’t mind the commute can find spacious single family homes in Laval and the South Shore for the price of a Downtown condo.

Moneysense recently ranked Montreal’s inner suburban neighbourhoods according to value, momentum, and realtor score. Here is a summary of their findings:

In Laval-Ouest, (20-30 minute drive to Downtown Montreal), homes are significantly cheaper compared to other inner suburban neighbourhoods. Prices have appreciated by 11% between 2017 and 2018, and 18% in the past 5 years.

In Saint-Mathias-sur-Richelieu (Chambly), buyers can find 3 and 4 bedroom homes for $75,000 less than the average home price in the Greater Montreal Area (GMA).

Saint-Hubert in the South Shore jumped from No. 31 to No. 3 in the last year.  Also 20-30 minutes away from Downtown Montreal, this quiet community is popular amongst employees of Quebec’s aerospace industry.
