Moneysense recently ranked Montreal’s outer suburban neighbourhoods according to value, momentum, and realtor score. Here is a summary of their findings:

1. Pointe-Calumet, only 30 minutes away from Montreal, holds the top rank for suburban real estate in 2018. At just $209,340, the average home is affordably priced and appreciates at one of the highest paces in Quebec.The municipality is located within the Deux-Montagnes Regional County Municipality in the Laurentides region. It is known for its numerous beaches which attract visitors from the Montreal region all summer long.

While real estate doesn’t come cheap here – the average family home costs just above $400,300, Blainville offers good value with price growth at around 12% a year. Plus, commuting between Blainville and Downtown Montreal is made easy by a train which runs through Laval, the Plateau and ends at Lionel Groulx station.

Only 40 minutes away from Downtown Montreal by car, the suburban neighbourhood has attracted commercial clients looking for easy highway access. In 2018, it sits at N.3 in Moneysense’s ranking because of its value and price appreciation – at $286,989, the average home is far more affordable than on Montreal Island.
